Makerhoods© is a development concept catering to urban entrepreneurs with affordable work/live accommodations. Set in compact and walkable urban blocks, the buildings offer street-level commercial workshops and mid-rise apartment living in a classic “living over the shop” arrangements. A typical unit has 500-600 sf devoted to the shop and a similar space allocated for the apartment. The small size and the increased density enables an occupancy cost for both spaces of just under $2,000/Month in the NY Metro area. A unique component of the program is the integrated business, financial and technical assistance offered by the Makerhoods© team along with selected partners. Prospective tenants are trained as a group in business skills and community governance. Best practice and successful case studies are codified in a micro-franchise manual to be reused across the network. The Makerhoods© concept is rooted in the fact that well over half the businesses in the US are home-based and that such employment will likely grow in the future. Moreover, for many who are unable to obtain traditional employment, Makerhoods© communities offers an opportunity for self-employment and a living wage. To harness and amplify this trend, the built environment must offer working and housing options in a way that is ecologically sustainable and economically viable. Makerhoods© was founded by Avi Telyas, a serial entrepreneur and pioneer in lean manufacturing and large-scale modular construction. Mr. Telyas is a 1986 graduate of the Harvard Business School and a former trustee of Pratt Institute. His passion for architecture and craft entrepreneurship led him to his endeavor.
